- 🏜️ Cold Desert - Phoenix may run hot, but its housing market sure isn't anymore. After a wave of new construction flooded the area, Phoenix now ranks 42nd out of 52 big U.S. cities for housing heat (Mesa came in 45th). Only about 15% of homes here are selling above asking, and listings sit nearly two months before they sell.
- ⚔️ Tax Tug-O-War - Affordability is THE big fight at the AZ Capitol this year. Gov. Hobbs is pushing a Middle Class Tax Cuts plan, with bigger breaks for working families, seniors, and folks earning tips or overtime pay. Republicans want bigger tax cuts and a freeze on new local tax hikes. With midterms coming up, both sides are racing to win over voters.
- ⛽ Tank Drainer - Arizona drivers have been getting hit hard at the pump. Gas prices have climbed well above the national average, making the state one of the priciest places to fill up. The Iran conflict closed up the Strait of Hormuz, which normally carries about a fifth of the world's oil.
- 🏘️ Major Props - AZ homeowners are set up better than most. A law called Prop 117, passed by voters back in 2012, blocks a home's taxable value from rising more than 5% a year, even when market prices climb way faster. The state also ranks 48th out of 50 for property tax rates.
- ⚡ Plugged In - Some good news on the energy front: AZ's electric bills aren't getting walloped by the Middle East mess. The U.S. produces a ton of its own natural gas, which fuels most of the country's electricity. Even with the Strait of Hormuz shut down, America's lights stay on at roughly the same cost.
