Are Housing Prices Dropping? Depends On Where You Live

Housing prices may be on the decline, but it’s not so cut and dry. According to the latest data, it all depends on where you live. 🗺️

 

Here’s Five Fast Facts on the current housing market:

  1. 📉 Fun Dip - According to the Federal Housing Finance Agency’s latest House Price Index, there was a 0.2% overall decline in home prices between April and May. Another data snack: Realtor.com reported annual housing price declines in 31 out of the country’s 50 largest metro regions. 
  1. 🏘️ Love It or List It - U.S. Census Bureau data shows the median home price in Q2 2025 was $410,800. That’s down from $423,100 reported at the start of the year. In terms of inventory, Realtor.com reported the number of active listings rose by almost 21% between August 2024 and August 2025. Also last month, 20% of listings showed a reduction in price. 
  1. 🧮 Taking Inventory - Although more housing inventory is a good thing, we still haven’t bounced back to pre-pandemic levels. In most major U.S. metros, inventory is still lower than before COVID. Another thing to consider: mortgage rates. Yes, those have been decreasing too, but many homeowners are staying put with the 3% rates they snagged in the past.
  1. 🌴 Palm Tree Trends - In U.S. metro areas where housing prices are on the decline, it could be a good time to buy. Take Miami, for example. There, housing prices fell by almost 6% over the last year and homes are staying available longer. Now, they’re on the market for roughly 16 days more than in August 2024.
  1. 🌧️ A Nor’Easter - The housing price dip story isn’t a reality in 19 of the nation’s biggest cities. In the Northeast, home prices are still rising. In Providence, RI and Virginia Beach, prices are up by over 4% since last August.

🔥Bottom line: If you’re looking for a new home in a market where prices are dropping, now might be the time to snag that deal.
