You know how your kids go to school for "free?" Well, much like lunches, there's actually no such thing as a free education, but do you know where a lot of that money comes from? Hint: you're probably sitting in it right now.
Here are Five Fast Facts on how your home pays for public education:
- 🪣 All The Buckets - Wisconsin public education cost a little over $15 billion in 2024-2025, averaging almost $19k per student. The state covered about 45% of the bill and about 12% comes from the feds, but another 40% or so comes from your property taxes. Think of your lawn as an ATM for the school district.
- 👀 Assessed Value - Wisconsin's assessed home values track directly with the market, but only on new construction. Your property taxes won't skyrocket because your neighbor sold their "lakefront adjacent" mansion, but those overpriced new cookie cutter homes may bring some pain to your wallet.
- 🤯 School Rules - Even if there's no new construction in your area, your property taxes are still going up because schools play by different rules, enabled in recent years by voters agreeing to increases and by Gov. Evers' "400-year veto" that ensures literal centuries of increases. Don't worry, relief in the year 2425 is just around the corner...
- 📉 Federal Relief - Wisconsin median home prices doubled from $155k in 2015 to $325k in 2025. The 21st Century ROAD to Housing Act that was just passed aims to lower prices by boosting housing supply, cutting construction red tape, and banning large corporate landlords from buying up single-family homes. Shockingly, it got big time bipartisan support, so there's probably something else wrong with it.
- 🖐️ Not So Fast - If you think you are dodging the property tax hammer by renting, think again. Landlords generally factor property tax costs into rent, so renters contribute, too...they just don't get the yearly tax bill to frame on the fridge! Fun fact: Wisconsin has some of the highest property tax rates in the country. Yay!
🔥Bottom line: Whether you own or rent, you're helping pay for local education, and your exact location matters. Crossing a single street into a top-rated school district can act like a spell on property values (up or down). Research shows every dollar spent on public schools boosts home values by $20, and higher home values means higher property tax, which also means more money for schools. It's a back-scratching circle that YOU get to pay for! So the next time someone says, "It's just a house," remind them it's also part school fundraiser, and those annual love letters from the government with your property tax bill are a funding pipeline for textbooks, bus rides, and the occasional cafeteria mystery meat.
